San Tan Valley is now a town
San Tan Valley residents voted to incorporate in August 2025, and the new Town of San Tan Valley took over services from Pinal County on July 1, 2026. With more than 100,000 residents, it's the largest community ever to incorporate in Arizona. For homeowners, the change that matters most is who handles permits and inspections (see below).
Homes reaching their 20-year mark
Most of San Tan Valley is master-planned subdivisions built from the early 2000s onward, among them Johnson Ranch, Copper Basin, Pecan Creek, Skyline Ranch and Circle Cross Ranch. A large share of those homes went up during the mid-2000s building boom, so many are now around 20 years old.
That's when builder-grade parts start failing on a schedule. Garage and exterior GFCI outlets have spent two decades in heat and irrigation spray. Hardwired smoke alarms are long past their replacement date. And bedrooms built with a switched outlet instead of a ceiling light are now getting fans. Families are also adding loads the original 2000s service wasn't planned around, especially EVs for long commutes into the Phoenix area.
Common San Tan Valley jobs
- Electrical Inspection: replacing original hardwired smoke alarms, which manufacturers generally say to replace about 10 years after they're made.
- Electrical Repair: garage and outdoor GFCI outlets that trip, won't reset or have cracked in the sun.
- Lighting & Ceiling Fans: adding fan-rated boxes and ceiling fans to bedrooms that were built with only a switched outlet.
- EV Charger Installation: Level 2 chargers for commuters who drive into the Phoenix area every day.
- Surge Protection & Generators: whole-home surge protection ahead of monsoon season.
- Panel Upgrades: breaker replacement and service upgrades as homes add EVs, pools and bigger AC units.
Permits during the town transition
Until July 1, 2026, permits in San Tan Valley came from Pinal County. Now that the Town has taken over county services, confirm with your contractor (or the Town) which office issues your permit and does the inspection. Don't let anyone skip a permit because of the changeover: unpermitted panel, EV or circuit work can cause trouble when you sell the house or make an insurance claim.
Utility
Most San Tan Valley homes are served by SRP. Check your bill before any meter or service work, since the contractor coordinates the disconnect with your utility.
San Tan Valley electrician FAQs
Who issues electrical permits in San Tan Valley now?
The Town of San Tan Valley took over services from Pinal County on July 1, 2026. Ask your contractor to confirm the current permitting office for your address.
Why does my bedroom switch control an outlet instead of a light?
Many builder homes have a switched outlet for a lamp instead of a ceiling light. A contractor can add a fan-rated ceiling box and fixture, usually by fishing wire from the attic.
How do I know how old my smoke alarms are?
Take one down and check the manufacture date on the back. Replace alarms about 10 years after that date, and use units compatible with your interconnected system.
Do you also cover Johnson Ranch and Copper Basin?
